A land contract is a contract for the sale of land where the transfer of the title to the land, whether by warranty or quit claim deed, occurs after all payments are made. Again if the contract is between unrelated parties, the seller should conduct a title search and purchase title insurance from a title insurance agent before entering into the contract.
