Let's Get Your Lady Bird Deed Started

You chose a Lady Bird deed. A Lady Bird deed creates a life estate with full rights to convey the property for life, and once the Original Grantee(s) dies the property automatically transfers to the designated Grantees.

You will list the Grantor(s) in the form below. The Grantor(s) will be listed as the Grantors and Grantees for life on the deed. Designate the remainder Grantees in the Grantee box below. You do not need to list the Grantor(s) in the Grantee(s) section because we assume Grantor(s) retain the life estate.

Ex. You enter James Smith and Dora Smith, 456 North St. Henderson, MI 48841 in the Seller Grantors box.

You then enter John H. Smith, 123 North St. Henderson, MI 48841

Joseph Smith 456 South St., Elsie, MI 48831 in the Grantees box

and choose tenants in common. (or joint tenants etc.). (you could also leave the property to your trust by designating the trust as grantee below)
