There are several ways to transfer property in Michigan.

QUIT CLAIM DEED Use a quit claim deed if you are the seller and want to transfer your property to someone you are related to such as: 1. adding your spouse or other family member to the title 2. transferring title to a business 3. transferring title to a trust, or 4. removing a spouse pursuant to a divorce decree.
WARRANTY DEED A warranty deed is typically used when the seller and buyer are unrelated. Warranty deeds transfer all the sellers interest in the property to the buyer and gives a warranty to the buyer that the seller has title free and clear from all claims. Warranty deeds are the most common form of deed but should be avoided unless you the seller conducts a title search and purchases title insurance from a title insurance agent. LADY BIRD DEED Use a Lady Bird deed if you are the seller and want to transfer your property to your designated heir or trust upon your death, but maintain complete control over the property during your life.
LAND CONTRACT A land contract is a contract for the sale of land where the transfer of the title to the land, whether by warranty or quit claim deed, occurs after all payments are made. Again if the contract is between unrelated parties, the seller should conduct a title search and purchase title insurance from a title insurance agent before entering into the contract.
